10 Rules For Finding The Right Phoenix Metro Area Landscaping & Remodeling Contractor (Part 1)

Intro: Finding The Right Phoenix Metro Area Landscaping & Remodeling Contractor

Finding The Right Phoenix Contractor Isn’t Easy, Hi My Name is Jake Rash…. and I am the Founder of ServiceJockey.com.….Our users frequently inquire about what steps they can take to find the Right Contractor and hold them accountable for completing their project. Since our mission is to help you find the Best Price and the Most Reliable Contractors in your Area to complete your projects, we’ve created our first video series in which we layout 10 must follow rules for Hiring the Right Contractor and holding them accountable for completing your Landscaping or Home Improvement Project as agreed. Although I can’t guarantee you that by following these rules you’ll never hire the wrong contractor again, I can assure you that they will help Significantly reduce the odds of you hiring the wrong contractor, Protect you from being ripped off, Help you save money without compromising quality or the time budgeted for your project and Collect the proper documentation in case you have to make a claim.

In today’s video, I’ll talk about the optimum number of contractors you should get quotes from and the importance of hiring a Licensed Contractor to complete your project.

 

RULE 1: Compare Price Quotes From 3 to 4 Phoenix Contractors

We recommend that you Get Quotes from 3 to 4 Contractors.

Now this Rule may seem obvious, but the truth of the matter is that these days people are super busy with work and family obligations. Since there free time is so limited,…most people feel as though it is an inconvenience to take time out of their hectic schedule to get multiple quotes.

This feeling usually becomes stronger after they have met with the first contractor and he or she has provided them with an Estimate that seems to be reasonable and is in the ballpark of what they were expecting to pay.

The fact of the matter is that at this stage of the process, price should not be the main consideration, and getting just one quote makes that difficult.

At this point the Contractor’s Reliability and the Quality of their Work should be your primary focus.

Let me put it this way…,
Have you ever had someone brag to you about the super low price they negotiated right after they finished telling you about how unhappy they were with the subpar results their contractor delivered?

It is much easier to find a Contractor that will do the job at a good price than it is to find a contractor that is reliable and takes their time to do the job right.

 

RULE 2: Only Hire A Licensed Contractor

For Our Second Rule, we recommend that you Hire a Contractor that is specifically licensed to complete the job you are hiring for.

There are many different types of licenses that the Arizona Registrar of Contractors Department issues so it is important that you verify that the license held by each Contractor you get quotes from, actually applies to the type of work you want them to complete.

To check the status and type of a Contractor’s license you can go to the Arizona Registrar of Contractors website at www.azroc.gov.

I highly recommend that you print out the Contractor’s license Details Page for your records because it includes:

  • The Type of license,
  • The status of the license,
  • Whether or Not the Contractor is an Arizona Recovery Fund Participant,
  • Open and Closed claims made against the Contractor,

The Insurance Company who holds the contractors Bond and The Dollar Amount that the bond is for…You can also get this info by calling (602) 542-1525.
Some Companies are not required to be licensed by the state of Arizona. A few examples of these types of companies are:

  • Residential lawn maintenance companies
  • Tree and shrub trimming companies
  • Sprinkler repair companies and
  • Handyman companies

The reason why they are not required to be licensed it that generally speaking they do not do perform jobs that cost more than 1,000 dollars including materials and labor.

Unless these companies are licensed to do jobs that require a license or formerly held a license, you will not be able to find any info about them on the registrar of contractors website.

This means that it can be harder to find out if they carry the adequate Insurance and are Bonded.

In order to get this information you will have to ask the company to provide you with proof that they are Bonded and Have a Liability & Workers Compensation insurance policy that is and will be in force throughout the time they are working on your property..

Once you choose the licensed contractor that you want to hire, at the very least you should verify that the contractor’s license is still active at azroc.gov and re-print the Contractors License Details Page one more time on the day you sign the contract. Also, you might want to double check the license status by calling the registrar of contractors and document who you spoke to.

This could come in handy if after submitting a State Compensation Fund claim,….the Arizona Registrar of Contractors tells you that the Contractor you hired did not have an active license on the day you signed the contract.

So why is hiring a Licensed Contractor so important?
Well the first reason pertains to what I just spoke about in regards to being eligible to file a state compensation fund claim.

The Goal of the Fund is to reimburse Arizona Homeowners or Lessees who hire an Arizona Licensed Residential Contractor, who does not complete the job as agreed to in the signed contract.

The maximum amount that can be paid per claim is $30,000…
and once the combined dollar amount of all paid claims made on behalf of a single licensed contractor meets $200,000, they will no longer be covered by the fund.

As I discussed earlier, you can find open and closed claim info on the Contractor’s License Details Page page that you printed out.
